Paying for a build
from another country
A non-resident's money passes three filters: the sending bank, the Georgian bank and the construction contract. Here is how staged payment works, what compliance asks for and why an advance for the whole scope is a bad idea.

Materials are paid up front and bought for the whole scope; the work is tied to the accepted stage: first the act, then the money.
The advance covers 100% of the cost of materials and 15% of the cost of the work: with this money materials are bought for the whole scope at once, so their price does not depend on later increases. The remaining 85% of the work is paid against the acts of accepted stages — until a stage is accepted, no payment falls due.
This arrangement protects both sides: the contractor buys materials for the whole building and does not stop the site over deliveries, while the client can see at any moment what has already been paid for and what physically stands on site.

Source of funds
The Georgian bank asks for proof of where the money comes from: the sale of an asset, income, dividends. We hand over the document list before the first payment.

Payment purpose
The transfer states the construction contract and the stage. A vague wording is a common reason a payment gets stuck in review.

Currency
Dollars, euros or lari to the company account in a Georgian bank. We do not accept cash or crypto.

Timing
The first transfer takes longer than the rest: the bank vets a new payer. We build that into the schedule so a stage does not stall waiting for a check.
Acceptance

Reinforcement, waterproofing and joints are recorded before the pour: once the concrete is in, they cannot be checked.
- 02Independent supervision
An outside specialist checks the stage and signs the act with you — they are your person, not ours.
- 03The act and the as-built documents
Layouts, concrete reports and quantities are attached to the act: the payment is calculated from the accepted volume, not from a general impression.
- 04And only then — the payment
The money is sent after the signature. If a stage is not accepted, both the schedule and the payment move together.

Can I pay in parts from different countries?
Yes, if the payer is named in the contract and the bank accepts the source-of-funds documents. We agree the arrangement before the first payment so the transfer does not stall in review.
What happens if a payment is late?
The stage stops and the schedule moves by the length of the delay. That is why we discuss the payment schedule together with the works schedule, not separately.
How does the advance work?
The advance covers 100% of the cost of materials and 15% of the cost of the work: purchase for the whole scope and mobilisation. The remaining 85% of the work is paid against the acts of accepted stages.
Who pays the bank fees and the conversion?
The sending bank's fees and the conversion are on the payer's side; this is fixed in the contract so the amount received matches the amount of the stage.
